Terms and Conditions

General

This is a legally binding contract between the property owner, Gemma Chaney and the holidaymaker. The property owner is also referred to as "we" and "us".

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".

The property referred to being The Beach Hut Norfolk, 20, California Avenue, Scratby, Great Yarmouth, Norfolk, NR29 3PE, United Kingdom.


Bookings

A  booking deposit of 20% is required to secure your booking.  This is payable within 7 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice and is still available to be booked by other guests..

The balance of the rental charge, along with the breakage deposit, is payable not less than 6 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.

Bookings made less than 6 weeks prior to the arrival date must be paid in full at the time of booking.


Cancellation by the holidaymaker

While we offer a fair and transparent cancellation policy, we strongly advise that you take out your own travel insurance, as you would if travelling abroad. This will cover you for issues arising outside of our cancellation policy.

Cancellations due to the holidaymaker (or any member of the holidaymaker’s party) having to self-isolate due to COVID-19 or falling ill with COVID-19 or variants there of, are subject to the General Cancellations policy outlined herein and are no longer subject to special consideration. The owner strongly recommends that the holidaymaker takes out appropriate insurance before booking to cover for this.

Cancellation of the booking by the holidaymaker should be made in writing and emailed to:

Cancellation will not be considered accepted until it is verified by an email response from us.  If you do not receive a response, your cancellation request has not been received and you should contact us on 07827666360 to verify your intent.

Cancellations made prior to 6 weeks before your holiday start date will be refunded in full.  Cancellations made less than 6 weeks, but more than 2 weeks before the start date will be entitled to a partial refund based on the below chart.  Cancellations made 2 weeks or less before your holiday start date will not be entitled to a refund.  By taking out holiday insurance cover, a claim can be made towards the loss of these expenses and we will be happy to provide you with evidence for such purposes.

Cancellation by the Property Owner

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking,  the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.


Miscellaneous

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.  

The property owner reserves the right to enter the property in the event of an emergency or remedial repair work being required or if reason is given to suspect misuse of the property or unacceptable behaviour.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.


Number of Guests

The maximum number of people entitled to stay at this property is 4 (plus 1 infant) and furthermore, only those people named on the booking form are entitled to stay.  If it is found that more people than agreed are using the property during your stay, this will be considered a breach of contract and the holidaymaker and their party will be asked to leave immediately without any refund.  Sub letting or assignation of the let is prohibited.


Pets

Pets are not permitted in within the property or the grounds.  If pets are found to have been within the grounds or property, a breach of contract will be deemed to have taken place and and the holidaymaker and his/her party will be asked to leave immediately without any refund and your damage deposit will be withheld for the cost of extra cleaning.  A charge will be made for any additional cleaning required due to this breach.


Cleaning

We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.


Smoking

Smoking and vaping is strictly prohibited throughout the property and the garden shed.  Please use the receptacles provided in the garden to dispose of cigarette ends and ash.  Extra cleaning charges will be levied should these need to be cleaned from the garden.  Any sign of smoking within the property or shed will incur a £150 charge for extra cleaning and removal of odours.

EV Charging
The Beach Hut Norfol currently does not have an EV charging point.  Charging of electric vehicles by the holidaymaker or their guests is strictly prohibited as this is a breach of our insurance terms.  If you are found to be charging your vehicle, a breach of contract will be deemed to have taken place and and the holidaymaker and his/her party will be asked to leave immediately without refund.  If evidence of EV charging is found after your departure, a charge of £20 per night will be deducted from your deposit.

Breakages

The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner prior to departure. The property owner retains the right to make an additional charge for damage and breakages.  


Arrival and Departure Time

Every effort will be made to have the property available from 16:00 on the day of arrival. The property must be vacated by 10:00 on the day of departure. Late departure will result in an additional charge being made. Information about keys and how to collect them will be provided via email within  24 hours of your arrival.


Keys

Two sets of keys will be provided for use during your stay.  You are responsible for the safe keeping and return of the keys before departure.  Each missing set of keys will be subject to a £15 fee.  If a security breach is considered possible, we reserve the right to charge the fees associated with lock replacement.


House Rules

Please read the house rules set out here House Rules .  By making a booking, you confirm that all guests have read and agree to the house rules.


Liability

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.  Personal belongings left at the property will be held for 28 days.  Small items can be posted back at the actual cost of Royal Mail Tracked delivery, plus a £10 administration fee, payable prior to posting.  Large items will require the holidaymaker to arrange their own courier/collection at a time convenient to the owner.  If packaging is required, a £10 administration fee, plus costs will be due prior to collection.

Children must be supervised at all times.


Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.


Return of Breakage Deposit

Your breakage deposit, minus any deductions, will be returned to you within 1 week of your requested end date.
